Trophy mule deer and trophy aoudad roam on this ranch in the Delaware Mountains. Topography is significant with 90 percent high mountain country and the remainder valley land. The elevation changes from 4000 to 5000 ft. An extensive wildlife plan has been managed for the last 11 years. In 2008, while drilling for oil and gas, a large volume water well was revealed allowing the developement of the water system that covers the entire ranch. Water infrastructure includes 10,000 gallons of water storage, ten water troughs with 8 miles of poly pipe. Seven, one ton protein feeders are strategically located throughout the ranch and have been on a year-round feeding program for last 7 years. The ranch has been enrolled in the Manage Land Deer Permit program for the last 7 years which allows for extended seasons to better manage the game. Nine mule deer buck tags are granted yearly form the Texas Parks and Wildlife biologist. The ranch has not been commercially leased for hunting and kept for family and private guests only.

This ranch is located between two of the largest ranches in the region. The Southern neighboring ranch is the Apache Ranch, one of the most highly regarded ranches in West Texas. The Northwestern border is Jeff Bezos land holding that includes the aerospace company Blue Origin. The launch of rockets can easily be seen from the westerly view of this property.

All of the land is mineral classified meaning the land owner has 50 percent of the minerals and the State of Texas the other 50 percent. All interest conveys the land owner has per the mineral classified agreement. The last mineral lease was in 2010.

A metal shade awning spans 80 x 14 feet and holds 20 solar panels that power the cabin with a 6,500 watt inverter and 30,000 kwh battery storage. The facilities are clean and well kept. Equipment includes Polaris Ranger Crew, 20′ storage container, 25kw quiet diesel generator, 13,000 watt generator, 500 gallon propane tank, 500 gallon diesel tank and 500 gasoline tank. Electricity is along the East side of the ranch with a perfect site for a house.

The views are vast in every direction. The Guadalupe Peak is to the North and is the tallest peak in Texas at 8,750 feet. To the West are the Sierra Diablos and to the South are the Apache Mountains. The sunrise and sunsets are stunning.

Permian reef outcroppings and other rock formations are so impressive that UT Arlington students have studied them for years. Multiple students have written thesis from the research and findings. Copies are available.

There are two known Indian camps with fire remains and flint findings

The vegetation includes Ocotillo, Lechuguilla, Spanish Dagger, Cholla, Creosote, and various other brush and grasses.

The location is 29 miles Northeast of Van Horn off FM 2185 and county maintained Jay Capp rd. Fort Stockton is 1.45 hours, El Paso is 2 hours and Odessa is 2.2 hours. Fifteen miles from the ranch is Van Horn/Culberson County airstrips. This airstrip sells fuel and can land large aircraft.

Van Horn is the closest town at 29 miles and has hotels, groceries, mechanics, restaurants and a hospital.
